Brookwood Park Condominiums
Brookwood Park Condominiums were originally constructed in 1959 as an apartment building. Raymond Engineering was the third roofing consultant retained by the association board as it struggled with the decision-making process of re-roofing this facility.
Access to the roof for removal and installation of materials presented a number of issues that had to be addressed during this process. First, the design had to provide penthouse residents with a patio area. Due to no slope and minimal flashing heights at the window/ door systems, we had to develop a way to get the water to flow widely spaced eave scuppers. Concrete planters lined the perimeter of the patio area and had to be removed so that new flashings at the supporting paupets could be installed. Finally, re-roofing work had to be coordinated with the mechanical engineer and contractor where the existing chiller was being removed and a new system installed. This became a significant problem because the main pipes extending through the roof at this location had to be replaced due to corrosion.
Raymond Engineering solved all of these issues with the design of a ballasted EPDM roof system at locations where tenant access was limited. A paver and pedestal system was installed in the patio areas, and a protected membrane system was installed in selected areas to improve drainage away from the patios. Additional pavers were installed at building edges to prevent wind scour of river-run ballast, as well as to improve the aesthetics. Much of the insulation and existing pavers were re-used, to reduce cost and make efficient use of resources.
